The Bank of Canada reduced its benchmark rate to 3.25% during is final rate announcement of 2024.

This fifth consecutive rate reduction is great news for current homeowners and prospective buyers, as it coincides with new mortgage rules taking effect this month.

For first-time buyers, especially those navigating the approval process alone, homeownership has felt seemingly impossible. These changes mark a significant step forward in making homeownership more attainable.

What’s changing? Here’s a few:

In July 2024, it was announced that lenders could offer 30-year amortizations on insured mortgages for purchasing new builds. Starting Dec 15th, 2024, this option will extend to all first-time buyers, covering not only new builds but also resale homes and condos.

What does this mean?
A longer amortization period spreads payments over more time, reducing monthly payment amounts. Smaller payments = more opportunities to achieve homeownership.

For existing homeowners
A new policy change now allows current homeowners to switch mortgage lenders without being subject to another stress test. However, this change comes with some restrictions including that the new mortgage must maintain the same amortization schedule and loan amount as the current one. Still, it removes a significant barrier for those seeking a lender better suited to their needs.

May’s market activity was in line with the month prior, continuing the upward trend we’ve been seeing in sales. For the sixth consecutive month all three property types saw increases in average prices over the previous year.

Waverley West had the most detached home sales, Osborne Village had the most condominium sales, and there were 18 residential detached properties that sold for over 1 millions dollars 💵.

Yesterday was such an awesome experience! It’s so amazing to think that there will be children playing and making memories in a structure that I took part in assembling.

I’ve been asked the question: “were you actually building things?” YES! My group put together about a 30x20 section of joists among other things by the end of the day! Don’t let that scare you out of volunteering. They modify tasks based on your skill and ability level 👌🏼

Every family that purchases their home through Habitat for Humanity puts in 500 sweat equity hours. After spending a day on site, I can assure you 500 hours is no small task!

This is the first interest rate adjustment since July of 2023!

As a result of this adjustment, homeowners in a variable rate mortgage may see more of their money going towards the principal of their mortgage and less towards interest. Those that are looking to obtain a mortgage or refinance may see lower rates due to this decrease.

The next rate announcement has been set for July 24th, 2024.
